About Sage Valley Mobile Home Park

Campground in Arizona.

Nestled in the high country of northern Arizona, Sage Valley Mobile Home Park offers RV travelers a welcoming base for exploring one of the Southwest's most scenic regions. Located in Williams, a charming historic town that served as the inspiration for the fictional Radiator Springs in the Pixar film Cars, this park puts you in the heart of classic Route 66 country with easy access to some of Arizona's most iconic natural attractions.

Williams itself is a delightful destination with its vintage downtown featuring antique shops, local restaurants, and the famous Williams-Grand Canyon Railway Depot. The town sits at an elevation of over 6,800 feet, providing a refreshing escape from the desert heat, with cooler temperatures and a pleasant mountain climate throughout the year. The surrounding area is rich with Southwestern character, offering that authentic Route 66 experience that draws travelers from around the world.

The primary draw for most visitors is proximity to Grand Canyon National Park, located just 60 miles south. Whether you're planning day trips to marvel at the canyon's geological wonders or taking the scenic Grand Canyon Railway train ride from Williams, you'll find yourself in awe of nature's grandeur. Beyond the Grand Park, the region offers extensive outdoor recreation opportunities. Hikers and nature enthusiasts will appreciate the nearby Kaibab National Forest with its extensive trail systems, peaceful pine forests, and abundant wildlife viewing opportunities. Mountain biking, fishing, and scenic driving routes through the high country attract outdoor adventurers year-round.

The town's elevation and location make it an ideal base for exploring multiple Arizona destinations. Historic mining towns, Native American cultural sites, and stunning overlooks throughout the region are within reasonable driving distance. Whether you're a retiree seeking a peaceful mountain setting, a family planning an unforgettable Grand Canyon adventure, or an RV enthusiast wanting to experience authentic Route 66 heritage, Williams provides the perfect jumping-off point for exploration and relaxation in the Arizona high country.

A nice little community 20 minutes from the south rim of the Grand Canyon. Clean rooms, wonderful staff, and a convenient way to enjoy the canyon. We found our new go-to when visiting the canyon. Look forward to our next trip.

Was there end of December, very easy to reserve a tiny home, clean, wifi was decent, easy to access the home, location wasn't to far from Grand Canyon activities, (take note to get there is on a dirt road for about a mile). Overall it was a great experience with expectations that its a tiny home.

Overall had a really good experience here. A few reasons, I can’t give a 5. But I’d argue it’s a really good price at a great location. First, about the rental. First, about the rental. There’s a few styles available at this location. We stayed at one of the blue colored mobile homes. Ours was a two bedroom, two bathroom kitchenette syle home. Beds were very firm memory foam. Full bath shower combo. Medium fridge, microwave, oven, and dishes. Kitchenette is very cramped. TV is on one side of the bedrooms. Can hear your neighbors but didn’t have any major concerns. Pictures included to help visualize my description. It is remote, but enough people around if needed. Located off Hwy 64, one mile east take Woodland Ranch. You’ll cross a cattle guard, at .8 miles you’ll see a rock wall. At the 1 mile mark from the cattle guard, you’ll turn left(north) into sage valley mobile home. What I liked: price per night was a fair price. This place is relatively close to the park and not far from Williams or Flagstaff. Space is ample for those only needing a place to sleep. Kcup coffee maker included. Kitchenette great for meals and keeping within budget. Ample parking. Plenty of cookware and dishes. Easy use of tv web based platforms like Netflix, Disney, Hulu, and HBO. What could be better: the roads are awful. Very potted. Do not drive fast. Even in the mobile park, the gravel areas weren’t in great shape. Beds were not comfortable in my opinion. Too firm for my liking. As far as kitchen, again, very small space. And seemed to have all needed cookware or other, but oddly didn’t have a can opener. Lastly, internet was not the most reliable. Tv kept spinning in the middle of evening shows. Overall, I do very much recommend. Great location, value, and experience.

Located in South rim, 20-25 mins from Grand Canyon visitor center. The room is well maintained very clean and tidy. They are cute little houses. Every room has a coffee machine but cannot be used. The only problem we had during check-in was regarding the door code, there is no physical person hence we had to wait for 45 mins to get the door code. Too much delay to respond. The actual check-in time is 1 hour after the check-in showed while booking. Good for a small family.

The hotel room was perfect—spotlessly clean, with an incredibly comfortable mattress and pillows. We slept wonderfully; the area was super quiet. Getting there wasn’t the most intuitive, but with the directions provided, it was actually very easy. Check-in and check-out were a breeze. The location is stunning and has a really cool vibe. Highly recommend!
