I’m a Realtor and I have sold dozens of used manufactured homes in various parks in Santa Barbara county over the last 10 years. I’m very impressed with this park, how nicely maintained the roads/trees/clubhouse and amenities are. It has a loving, peaceful environment with a community feel that is golden. This is a great first time home buyer’s spot and or a retirement delight. It really could wo... This community offers starter homes with garages at an affordable price, a rare find so close to the ocean. the fact that each home includes a garage at this price point makes it an exceptional value. Just 8 miles from the beach, it’s tucked safely behind a brick wall, adding a sense of privacy and security. The neighborhood is relatively quiet, and the neighbors are amazing. Management does have... This community offers starter homes with garages at an affordable price, a rare find so close to the ocean. the fact that each home includes a garage at this price point makes it an exceptional value. Just 8 miles from the beach, it’s tucked safely behind a brick wall, adding a sense of privacy and security. The neighborhood is relatively quiet, and the neighbors are amazing. Management does have rules similar to an HOA, but they’re flexible. Gus (current onsite manager)tries to be understanding, and treat you like a human being, taking personal situations into consideration rather than being overly strict. The owner is generous and kind, over the years they gave a gift to every owner at Christmas which was so appreciated and shows they also care about the residents above the dollar.

This is a really nice modular home park, as far as THEY go. I have really great neighbors. We all look out for eachother. I wish we had block party’s . We sometimes have this one gigantic garage sale and everyone parks outside and walks thru the over 300 houses in this large HOA park. The pool and jacuzzi are maintained really well. And the staff are friendly also and helpful.

I have a HUGE issue with your “space rent”. First and for most, you call yourself a mobile home park, but in actuality, you’re a manufactured/modular home park. None of these homes are “ mobile”, so you need to correct your verbiage. Secondly, over the last several years, I would have bought a few of your units, if it weren’t for your “space rent”. What if an owner of one of your units would never... I have a HUGE issue with your “space rent”. Secondly, over the last several years, I would have bought a few of your units, if it weren’t for your “space rent”. What if an owner of one of your units would never use your pool or clubhouse? Why should they pay for something that they will never use. I could see paying that $700 and some change fee, if you were including landscaping the front yards of every unit, but that’s not the case. You currently have two units for sale that I would love to pay straight up cash for, but because of your incorrect “space fee” I will not even consider it. It’s damn near rent!! RIDICULOUS!!!! Lompoc people, or even out of towners, PLEASE open your eyes. This is a blatant unethical practice. . 🤦‍♀️☹️
