Anyway, I called and the older couple were on their way home from medical appointments so they told us be safe! Just to pull in and plug in. Come to the house later or before you leave to settle up. They were in indeed the only park open within a safe driving distance and by far the kindest I spoke too! SO, ABSOLUTELY, THEY GOT 5 STARS! It's Eastern Colorado not Vail Colorado! Their kindness and compassion will be remembered far longer than any stay at some swanky RV Resort. I hope the new owners are just as compassionate as the older couple we met. I will gladly stay there again!

There is some confusion whether or not the showers have been installed yet. We met the owner and she was quite nice. Big plus is they allow tents at this place. Finding places that are more than a dirt lot is difficult in this southeast part of Colorado. There is a fair amount of grass here though it is not one hundred percent. There are several big shade trees here. The liquor store was not open as it was still early season. The only trouble we had was trying to contact them by phone. Our visit was May 2023. We highly recommend this RV park.

Full hookups but only 30 amp service (no water in the winter). Overnight area is clean but sandy. Utility pedestals are quite old but work. Half the property is slum and trashy. When the man came to the door to collect I got the impression they charge more if you have a fancy rig. Apparently I was supposed to fill out the form next to a door on a dilapidated house on the property but that was not obvious. From my impression, those who gave this campground a 5 star rating had either never stayed here or were reviewing the wrong campground. Update 12-2-2022: Judging from Google street view the place has been cleaned up quite a bit and looks much better. I've now moved to a town only about 25 miles away so won't be needing to stop here, but if I did, would definitely try staying again.

The park is located right on US 287 which is a busy east west truck route. If traffic bothers you then this is not for you. A Railway track is a block away as well so there is a noise issue. If traffic bothers you then this is not for you. A Railway track is a block away as well so there is a noise issue. Signage is adequate. Check in was efficient and friendly. The office doubles as a small liquor store. The rules are fairly basic. Our site, 02 was a dirt based pull through that was long enough for our Coach and Towed. Services (30 amp, water and sewer only) were to the left rear. Not unhooking a towed made a long stretch for hoses and cables. We only used power and have an extra long cable so no issues for us. Distancing is close for a small town urban park. Some sites have a table but NO fire pit. Our site was flat and even. Overall the park was pretty trashy. There was only one other unit in the park and it appears to be a permanent. There is NO park included wifi or cable TV. We were able to find a number of OTA channels. Satellite might be difficult. There are NO usable washrooms or showers but we did notice an “outhouse”. We found this park to be a very basic overnighter. Sadly, the only competition within 20 miles is no better. We paid 35.00 per night and we feel we received very poor value. This is a $15.00 park at best. We had planned to stop here agian in September but will NOT be back again. We would rather drive another 100 miles for better value.
