We stayed here as part of an RV event over Labor Day Weekend. I had never been to an event like this before and was a little shocked when informed that we would be boon-docking. We ended having a great time and will likely do again (with more planning and preparation). As for the site, Coles Point looks like it's past it's expiration. It's right off the Potomac River (great!), but it needs a lot... We stayed here as part of an RV event over Labor Day Weekend. I had never been to an event like this before and was a little shocked when informed that we would be boon-docking. We ended having a great time and will likely do again (with more planning and preparation). As for the site, Coles Point looks like it's past it's expiration. It's right off the Potomac River (great!), but it needs a lot of work. There must of been nearly 100 RV units on this property, all boon-docking. (1) The bathroom facilities need to be upgraded (2 showers per sex), the water pressure was non-existent, and the showers were not cleaned. The water was hot, at least. My husband said the door on the men's shower did not even close properly (the door was too big!). I did not look into the toilet/sink section. (2) The storefront needs more supplies. They had some fishing tackle, but no fishing line. A few snacks, but no basic staples that an RV'er might need: oil, sugar, salt, paper towels, paper plates, etc. They did appear to sell lots of ice. I would suggest propane too. (3) Someone said the restaurant used to be a big thing. Now closed. We went to Walmart and it was a 45-min trip one-way. There is nothing in the area to eat or drink for miles. If available, I'm sure the RV'ers would gladly spend their money so as to not leave, but with no offerings, there is not much to recommend the resort. (4) Due to the size of the event, planning should have been done to provide additional dumpsters to accommodate the amount of trash that was generated or have a mid-event dumpster pick-up. All the dumpsters were overflowing when everyone pulled out. (5) The actual campground. People have been living there and in all such places, it begins to look run-down. It was described to me as "ghetto". People who camp don't generally want to RV beside people who live in an RV park as it becomes truly "lived in", especially in a expensive unit. It was overgrown, the structures were falling apart or needed to be painted, and it looked "bad". I hope to see changes if we return next year, which we hopefully will. Good luck to the new owners because the site can be great for travelers.

CAMPGROUND I really don't like to write bad reviews.....but.....I feel like I want to save someone else from going through what we did. I waited to write this because I'm hoping this place makes their own notice to folks when they book, but since they haven't....here goes. My birthday weekend beginning of May 2024. We booked this campsite for 3 nights to be close to my friend. The woman at the f... We booked this campsite for 3 nights to be close to my friend. The woman at the front was very nice and gave us the map of how to get to our site. The campground was HORRIBLE. The site they assigned us was in the middle of this dirty, debris filled area that looks like a very very badly managed trailer park. The ONLY maintenance guy came up on his golf cart & was saying that he's the only staff there and they're "going through changes". There were quite a few sites that were COVERED in old shacks and decks that used to be attached to campers, trash and old furniture everywhere. The maintenance guy went to the office to try and help, and the woman in the office called me and said that i could drive around and use any site that's open. We landed on a spot that was just as bad as the others, but my husband was able to hook up to. Before we could pull into the spot, we had to remove old chairs and an old rusted up grill. There is absolutely no place for kids or even dogs. We had to clean up glass and old shoes and hair clips before we could even let our kids outside. I was so incredibly disappointed. There were a few cars in and out and they looked like they live there permanently. I can see by the massive pile of debris off in the back of the campground that they are in fact "going through changes" but they should've been more forthcoming with what expect there. This campground has clearly been neglected for YEARS. Marina may be ok, but if you don't have staff to run the campground then it needs to be shut down until you do.

We're currently wintering our boat on the hard for an extensive refit, but I've grown to really like the staff and facilities. They are helpful and friendly at every turn. This summer, I'm hosting a cruise on the Potomac with a group of sailors from the northern Chesapeake, and Coles Point Marina is definitely on the list as one of our stops.
