July 2021 - my family had a blast here in the back 40 ranch. The pool area back here has a small kid area. Another pool to play volleyball and basketball. Behind that is this water ride where you sit on an inner tube. Takes maybe 9 seconds to fly down it, through a barn and out you go. My 3 kids did it maybe 20 times in a row. Another pool to play volleyball and basketball. Behind that is this water ride where you sit on an inner tube. Takes maybe 9 seconds to fly down it, through a barn and out you go. My 3 kids did it maybe 20 times in a row. Hardly a wait and that was their favorite part of our week vacation. By the cabins there is a spot to do a shared fire. We got to know 2 other families, and that was awesome. If we had our own, we would have never talked to anyone. The only knock I had was in the cabin, the stairs need a light or something. Its pitch black and if you have to go to the bathroom in the middle of the night, good luck not falling. We left one light on all night. However, my children loved sleeping in that loft. When you check in at the main area with the water park. You leave their and go to the main road. Turn left and maybe 1/2 mile on the left is the back 40. You will see a big sign. Nice people, and we are thinking of doing it again next year. Next year I am bringing my basketball, S'mores kit, and some outdoor games the kids can play.

Really think if marketing was done right, people whom stay the night on the resort would receive discounts for the water park. Also, web page needs to be updated informing guests of what is open vs closed. We don't mind paying for a resort with resort prices if the resort is open!

I really enjoyed the area. Not only are there trail rides, but also the ice cream is amazing. There are also quite a few fun kids attractions, like the park and pool! We really had a fun time there.

Pros- Clean, quiet, incredible beach set up with a really nice playground. Decent spots, although tight most were pretty nice. Really nice staff. Cons- Lack of activities in general. Wouldn't be so bad but there are no bike rentals, no putt putt etc. There are paddle boats to rent but you have to be 18. The store leaves a lot to be desired, not a great selection. No pizza or anything like that.... Pros- Clean, quiet, incredible beach set up with a really nice playground. Decent spots, although tight most were pretty nice. Really nice staff. I'd go back for sure and by then I'd expect them to step up the amenities a bit.

It’s almost as if management didn’t really think through the big picture for all RVers, not just their seasonal campers.

I would recommend for anyone looking for a nice place to camp with minimum hassle and lots to do.

I really enjoy this campground the beach area is really nice and the golf cart rides down the trails are great. The playground is really great for the kids. The store is nice and has reasonable prices. The only downside are the sites, they are pea gravel and are not very long so when the campground is full parking a trailer can be difficult.

However we found the water, wifi, and laundry to be a bit problematic. The campground is on well water with iron in the water. We had to recharge our water softener every week as opposed to the month it normally lasts. We had heavy staining in our shower and toilet. And if we went longer than a week without recharging the water softener, the water stunk like eggs and decay. The wifi is good when it works. The wifi boxes on the lots are unsecured so people open the boxes, smash or pinch the fiber cable on accident, and then the wifi is out. We tried using the laundry facility on site once. Unfortunately the machines are HE front load which have to be cleaned frequently (theirs aren't) or they grow mold/sludge in the seal (theirs did). So we had to take all laundry into town for the duration of our stay. Nice campground for weekenders who don't hookup to water. Not good for long term stays.
