My family and I lived at buds place for almost a year. It really is a nice place to be EXCEPT for the fact that they need new management. Brenda is extremely rude and lies. Jim doesn’t want to do anything! Our grass never got mowed when I asked when he was going to mow so I can pick up our yard Brenda pretty much blew me off and said it was on us. The fully stocked fishing pond they advertise has... My family and I lived at buds place for almost a year. It really is a nice place to be EXCEPT for the fact that they need new management. Our grass never got mowed when I asked when he was going to mow so I can pick up our yard Brenda pretty much blew me off and said it was on us. The fully stocked fishing pond they advertise has no fish in it and the pond is grown up with weeds and grass. The washers and dryer never work. If you have issue DO NOT GO TO MANAGEMENT! The man across from our spot kept speeding and almost hit one of our kids when I went to the office to ask Brenda if she could ask him to slow down a little bit, she called give and gave him our site number said I complained about him not wearing a shirt and him speeding. I have the recording of what I said, NOTHING was ever said about the man not wearing his shirt. Anyways, the man came over to our site with his wife threatening my husband and I. He was cursing at us and trying to fight my husband! Turns out management knew the guy. We ended up in the office and Jim and Brenda sat there completely lying about what actually happened and what was said. You could tell this man was losing his marbles and management was helping him do so! He was in my face screaming at me and they just sat there like it was funny. At this point we no longer felt safe at buds place because they allowed the man to continue living in the park. Instead of making the aggressor leave they allowed him to move sites (he was still close to us). We ended up leaving buds place, the owner did give us a full refund for the month of August. BUDS PLACE IS NOT A SAFE PLACE FOR YOUR FAMILY. BEWARE!!! Since the owner responded to my review. I have proof of all of this. We were not the issue. None of this would have happened if management would have handled this situation properly by simply telling the man to slow down considering the speed limit is only 5 mph, not telling him who said what, where we stay, and not making up lies about what was said. He says he offered us a full refund to give us incentive to leave his park with no issue but we were literally minding our own business when this man came onto our lot attacking us. If we were the issue we would’ve never been offered a place at the sister park. We feared for our safety at Buds Place and WE wanted to leave! THESE PEOPLE ARE LIARS. DO NOT STAY HERE!!! The only thing I wish I would’ve done differently is call the cops, pressed charges, and sued the park!

This is our 3rd time staying here at Buds place and the only park we would stay at in Carlsbad! The biggest reason for that is the camp hosts Jim & Brenda. They seriously care about your stay and go way beyond making sure you have what you need!!! They truly made my stay feel like a home away from home. Sending a huge Thank you to them for everything they did for us!

The restrooms were VERY CLEAN! The restrooms seemed practically new and very well maintained which is definitely hard to come by in an RV park. The girls in the office were very friendly, helpful, and understanding. Although, it did seem like people lived there, we stayed two nights and were pleased with everything. It was about 20 miles from Carlsbad Caverns, which was very convenient. There was... The restrooms were VERY CLEAN! The restrooms seemed practically new and very well maintained which is definitely hard to come by in an RV park. The girls in the office were very friendly, helpful, and understanding. Although, it did seem like people lived there, we stayed two nights and were pleased with everything. It was about 20 miles from Carlsbad Caverns, which was very convenient. There was nothing for us to complain about the park, except some dog owners not picking up the dog waste in the grass area near the restrooms. (Thanks girls, from ND)

Let me start by saying that my wife put in a 2 star review and the management alleges that their maintenance person worked on our AC for 5 hours. I can definitely say, that is a total LIE! When I plugged in, my second AC wasn’t working. I spent a good two hours tearing apart our surge protector to fines out that it was THEIR 50 amp breaker that had one defective side. I had to go to Lowe’s to get... Let me start by saying that my wife put in a 2 star review and the management alleges that their maintenance person worked on our AC for 5 hours. I can definitely say, that is a total LIE! When I plugged in, my second AC wasn’t working. I spent a good two hours tearing apart our surge protector to fines out that it was THEIR 50 amp breaker that had one defective side. I had to go to Lowe’s to get a multi-meter because the repair guy didn’t have one. So when I figured out what was wrong I went to get the guy and he borrowed my multimeter to replace the breaker. He worked on this maybe 30 minutes max and for them to say he worked on my AC for 5 hours is seriously disingenuous. Now, having said all that, let me provide more insights to this place. We arrived and was assigned site 103. I usually don’t care about backing in but when the manager saw our rig she said the site is only for under 30ft. She was kind of rude about it as if I had booked the wrong site. I told her that I entered the number of feet (36) and the online program gave me that site as an option. She then excused it as it was the online programs fault. To add insult to injury, when I drove to the site there was a permanent cabin installed into it. When I went back, she acted like they were sold out and there were TONS of sites empty. Then she put us in the site with a faulty breaker. I have to say, the shower and laundry site are very nice. Hence 2 stars instead of 1. Aside from the park itself. Plan your trip here, if it’s in July or summer it’s going to be HOT AS HELL and buds will not provide any shade from trees.
