New to the area, applied at many places and finally found an RV park. This place is new and the owner did mention there will be more amenities. Gravel road and plenty of space for big rigs. I have a 34ft motor home and it fits with room to spare. Very reasonable rates. Pull through and back in’s spots available. It takes less than 15 min to Waco. In the 2 years, I am greatly appreciative of the kind hospitality Downs Farm RV Park offers. They offer 20a, 30a and 50a hookup. Also, water and black water disposal at each lot. Located South east of Waco, I enjoyed the peace and quiet nights. One thing is for certain. In the Two years residing at this rv park, it is a very safe place with respect to you belongings or property. In the beginning I recommended and will continue to recommend.

This was one of the best places we have visited yet. The people were very friendly and the grounds were very clean. For those of you who know, there wasn't an odor at all..which is the case for a lot of places around here; but when there is one, it's normally horrid. Anyway, it's pretty full, most of the time, which is the case for now. But we will definitely be keeping this one at the top of our... This was one of the best places we have visited yet.
